Investment rationale:
1110 Vermont enjoyed a diversified credit rent roll featuring Young & Rubicam (WPP), Comcast and Turner Construction. EPIC successfully negotiated a highly competitive price for the building due to the impending expiration of over 50% of the leases within four years.

Asset management opportunities
To enhance the enduring appeal of the building to high quality tenants, EPIC commissioned Wingate Hughes Architects to design an eight-thousand square foot amenity center in the basement space. Offering a state-of-the-art board room, silentmeditation room, games area, kitchen/bar and free internet for tenants, this space significantly upgraded the lifestyle offering for the resident office workers.

Outcome
EPIC approached the tenants whose leases were expiring within four years and successfully negotiated blend and extend terms in many instances. This mitigated the risk of large vacancies and maximized the return on investment.
